Ireland Stapleton Pryor & Pascoe has grown its real estate law practice with the addition of real estate and business attorney James G. Benjamin.
Mr. Benjamin is well-known for his legal work in real estate, banking and lending. In his practice he works with developers, land owners, banking and lending institutions, landlords, commercial tenants, lenders, borrowers, and sellers and purchasers of a variety of commercial real estate, including office buildings, vacant development land, subdivisions, apartments, shopping centers, hotels, camp grounds, and mixed-use complexes. Mr. Benjamin’s practice focuses on commercial real estate transactional work, including acquisitions, sales, commercial leasing (office, retail, and ground), financing, condominium development, land development and condominium conversions. He also has a broad range of experience with institutional client lending, representing lenders and borrowers, including real estate secured and asset-based financing transactions. His experience extends to all aspects of real estate including preparation and negotiation of purchase and sale agreements, loan documents, lease agreements (retail, office, and long-term ground leases), reciprocal easement agreements, development related agreements and easements, joint venture agreements, documents for common interest community creation, and documents for real estate ownership entity formation. Mr. Benjamin is frequently retained by out-of-state counsel to act as local counsel on Colorado transactions including provision of local opinions of counsel. Further, Mr. Benjamin is a frequent lecturer at continuing legal education courses on substantive areas of real estate law and ethics for transactional lawyers. He is the Managing Editor of CLE of Colorado, Inc.’s book on Colorado real estate forms. In addition to his legal representation in transactional matters, Mr. Benjamin is frequently retained as an expert witness on litigation matters involving complex real estate issues and applicable standards of care to be employed by lawyers in real estate transactions.
Mr. Benjamin is a past president of the Denver Bar Association and acts as a supervising lawyer for the Tribal Wills Project of the University of Denver, Sturm School of Law, and as a guide for Healing Waters.
